A luxury villa in Puntacana Resort & Club can range from US$2,100,000 to US$9,900,000. Condos in Hacienda del Mar are scarce and have a lower price range, starting from US$565,000. Homesites so you can custom build your dream home range US$535,000 to US$5,000,000. important to note that property values and rental rates may fluctuate based on market conditions and individual negotiations.

Utilities: The cost of utilities in Puntacana Resort & Club is typically reasonable and reliable. Electricity and water are private services provided by Grupo Puntacana, they are charged separately by meter and will vary depending on usage. Beware of the air conditioner use, they are surely the devices whichconsume the most. You can expect you electric bill to be the highest on the summer months, and might want to consider the use of solar panels, since we are blessed with sun pretty much all year round. An approximate cost for 7,000 sqft  home can range from US$700 to US,-1,800 per month. 

Home Owners Association: As a resident of Puntacana Resort & Club, you will be required to pay HOA fees, which contributes to the maintenance and management of common areas, security, garbage pickup, and community amenities. The fees can vary depending on the property type and the specific neighborhood within the resort. Generally, HOA fees range from $550 to $2,100 approx per month. Living in Puntacana Resort & Club means access to a wide array of amenities, including pristine beaches, championship golf courses, tennis courts, spas, fitness centers, and more. Many of these amenities are offered as part of the resort's HOA fees, or require separate fees. The costs associated with membership and activities can vary depending on the specific options chosen.                                   

Gardening and Pool: These services are provide by Grupo Puntacana or you can hire an external company or individual. Rates vary from US$400-US$800 per month again depending on the size of the property.

Internet and Cable services are provided by Claro, but I have seen the occasional Starlink device  installed, which will probably become more frequent. Approximate monthly rate is US$150-US$200. 

Villa Administrator : I highly recommend you hire a villa administrator to assist you managing your home, specially if this is a vacation home, don’t speak the language, and are not used to the island lifestyle yet. A villa administrator will make sure your household runs smoothly, hire staff, pay utility bills, do the grocery shopping, inspect and coordinate any maintenance or upkeep, and much more, ensuring when you come home to Puntacana you can just relax, and have a memorable time. In addition, if you plan to rent your home short term, the villa administrator will make sure everything is ready for your upcoming guests.  Rates typically vary depending on the responsibilities, and range from US$800- US$1,000 per month, It is worth every penny!



Butler, Chef, and Housekeeper: If you hire a villa administrator, they will also hire experienced staff for you. It is relatively inexpensive if you consider how much this will cost in the USA or Europe, and it’s life truly a life changer, specially if this is your vacation home. A butler is typically knowledgeable to oversee the house, help with heavy cleaning, be a handyman or schedule for repairs,  prepare cocktails, set a table, etc.  Rates will depend on the responsibilities and experience of the staff in hand. A butler salary usually starts at US$850, a cook and housekeeper at US$550-500 each per month,  you can also hire a chef just for the days you will be here. 

House and Car Insurance: Puntacana Resort & Club provides a well-connected network of roads and transportation options. While public transportation is limited, owning a car or renting one is common for residents. The cost of purchasing a vehicle in the Dominican Republic can be higher compared to some other countries due to import taxes. However, the price of fuel is generally lower, offsetting the overall transportation costs. Approximate monthly expenses for car insurance starts at US$1,500. Home Insurance is a must to cover for any nature catastrophe, fires, civilian damages, etc. Again the rate will vary depending on size of the property, proximity to the beach, and what you want to ensure. Approximate yearly expense for a 7,000 sqft home starts at US$10,0000. 

Taxes: There are two types of property taxes in Dominican Republic; one is the a transfer tax to put the deed to your name, this is equivalent to a 3% of the purchase price, and is one time payment. The other is the annual property tax or Impuesto Patrimonio Inmobiliario ( IPI) equivalente to the 1% of the value of the property in and it’s divided in two quotas, one in March and one in September.
